Can You Buy Land With a VA Loan?

You can't use a VA loan to buy raw land by itself. But you can buy land as part of a simultaneous purchase-and-build using a VA construction loan, or buy a home that comes with substantial acreage. The land must end up with a primary residence on it.
Your real options
VA construction loan: one loan covers the lot and the build, converting to a standard VA mortgage at completion. Fewer lenders offer these, but they exist — and Cris has closed VA construction files.
Buy land with other financing, then use a VA loan for the construction phase. Or buy an existing home on acreage — the VA has no acreage limit as long as the property appraises and is residential in nature.
